Spring Home Values in the Delaware Valley

It’s been a busy spring in the Philadelphia region, with demand for homes outpacing inventory in many markets. Home values are inching back to normal levels across the country; however, there are still many homeowners, who bought in the height of the real estate bubble,  who lack the equity needed to “move up” to a new house and neighborhood. Fortunately for the Delaware Valley, our economy is strong enough to maintain a good housing market. As for any homeowners considering a sale, the buyers are still out there. To give you all an idea of values this spring, I’m sharing median sales prices for some of the more popular zip codes in our region.

Keep in mind that median sales prices are helpful indicators of where a market is headed, but they don’t necessarily spell out your home’s potential value on the market. In Flourtown, for example, our median sale price is substantially higher than in previous quarters, largely due to the Reserve at Creekside, a new development of large, single homes. The average price in Flourtown is generally in the mid-300’s. If you have any questions about your home’s value on the market, feel free to contact me.
